Dubai residential investment in 2026

Where value may emerge as the market becomes more selective  |  22 September 2026
Dubai’s exceptional 2025 pace has given way to a more selective market. H1 2026 residential sales volume fell about 13.7% year on year in the DXBinteract primary and resale series, yet median transacted prices per square foot remained higher in both channels. That divergence creates a case for disciplined entry: buyers have time to compare individual assets, but cannot assume that every asking price is a bargain. IMORRA’s approach is to start with the investor’s objective, then test price, income and exit demand at the unit level.

Why consider an investment now?
The investment window is about choice and negotiation, not a claim that prices have reached a bottom. Resale transactions contracted sharply in H1, and betterhomes reported August transaction count and sale value down 37% and 44% year on year in a wider DLD-based measure. In a slower market, an investor may find a seller with a firmer timetable or a developer with more flexible terms. Any concession is valuable only if the all-in purchase still compares favourably with recent closed sales and plausible future rents.

The opportunity differs by strategy. Ready property can generate income after transfer and offers a visible building, tenant pool and service-charge record. Off-plan can stage capital over construction and provide access to new specifications and master plans, with delivery and resale risk. Buyers who can hold through slower conditions have more room to evaluate both channels carefully; those who require a quick flip should be more conservative.
Market evidence at a glance

Dubai Land Department reported AED 252 billion of all real estate transactions in Q1 2026, up 31% in value and 6% in count year on year. This broad measure includes more than residential sales. A narrower residential sales series from DXBinteract shows that across January to June 2026, primary and resale transactions combined totalled 80,962, compared with 93,782 in H1 2025, a decline of about 13.7%. Their combined sales value was AED 221.2 billion versus AED 268.5 billion, down about 17.6%. These two measures have different scopes and should not be presented as contradictory readings of the same basket.

The escalation beginning in late February 2026 disrupted travel and investor confidence. March offered an early indication of a slower market: DXBinteract counted 13,322 apartment, villa and commercial sales, 10% fewer than in March 2025, although value for that same group rose 1% to AED 38.99 billion. CBRE later reported softer residential demand and fewer transactions in Q2, alongside moderating prices as new supply arrived. These observations suggest a pause in decisions and more selective buying; they do not establish that every area or property type lost value.
The lag matters. A Q1 total includes two months before the escalation, and a recorded sale may reflect a decision made weeks earlier. H1 gives a more useful comparison for the first four conflict months, while the best test of a sustained recovery will be sequential sales, achieved resale prices and completed lettings through the second half of 2026.

Off plan projects and new supply
Primary sales accounted for 73% of H1 2026 residential transactions in the DXBinteract series. Their volume declined 6% year on year, less sharply than resale, while the primary median reached AED 1,783 per sq ft. That supports continued demand for developer product, but a successful launch is not proof of a profitable exit at handover. A buyer should compare the all-in launch price with recent transactions in nearby completed buildings, then model a weaker resale market and the full payment schedule.

Supply is moving from plans into completed homes. Dubai Land Department said 104 projects were completed in H1 2026, adding 24,537 units; the number of completed projects rose 38.7% and the number of new units more than 36% year on year. This does not mean all those homes compete in one submarket. It does mean that completion dates, competing inventory and realistic rent assumptions deserve more attention than citywide sales headlines.
Our screening priorities are registered project and escrow status, developer delivery history, payment obligations before and after handover, construction progress, actual unit specification, service charges and the expected stock delivering nearby. An off-plan purchase should stand on its own economics even if a quick assignment or resale does not materialise.

The secondary market
Resale recorded 21,874 H1 2026 sales, down 29.3% year on year, and AED 64.8 billion of value, down 27.7%. The channel lost liquidity faster than primary sales. Yet its median price per sq ft was 5.9% higher than a year earlier. Taken together, those figures imply fewer completed transactions at still-elevated recorded prices; they do not prove that every seller can obtain last year’s appreciation today.
For a ready property, an investor can inspect the unit, review its lease and service-charge history, calculate immediate net income and compare it with actual recent transfers. The negotiating opportunity is most credible where asking prices exceed comparable closed transactions or a seller has a clear timetable. Budget for transfer, agency and financing costs as applicable; test vacancies, maintenance and a longer sale period before assuming an exit price.

Area level priorities
Dubai does not move as a single market. Bayut’s H1 2026 analysis of listing and transaction indicators found modest apartment asking-price changes in many established districts, a marginal decline for Jumeirah Village Circle, and stronger villa price movement in several family communities. Its projected yields are indicative and may differ from an individual property’s realised net return.

These are research shortlists, not rankings or predictions. Bayut identifies JVC as a popular mid-market apartment area; Dubai Silicon Oasis and Dubai Sports City feature in its affordable apartment segment; Dubai Marina and Dubai Hills Estate feature in its higher-price categories. Emerging master plans warrant unit-by-unit comparison before assigning a growth premium.

How IMORRA approaches an investor decision
Positioning Capital. Creating Value. For us, that means beginning with your intended holding period, cash commitment, target income and tolerance for construction or vacancy risk. We then compare suitable units against registered sales in the same building or nearby alternatives, rather than relying on citywide averages or an advertised yield.
For a ready home, our investment case should show achievable rent, existing service charges, likely maintenance, acquisition costs and an exit range grounded in completed transactions. For an off-plan home, it should show the payment calendar, project and escrow status, comparable completed stock, nearby handovers and a resale scenario that works without assuming an immediate premium.

Investment view for the coming quarters
The strongest candidates are likely to be individual assets with a clear price advantage, credible rental demand and manageable competing supply. A quality address alone is not sufficient: entry price and cash flow determine whether it fits the investor. This is IMORRA’s interpretation of the available evidence, not a forecast of market-wide gains.
We will watch three measures in the remainder of 2026: monthly transaction volumes against the same months in 2025; the gap between initial developer sales and resale prices in comparable buildings; and completed unit supply against leasing absorption in each community. If volumes recover while achieved prices remain firm, conviction can improve. If handovers rise faster than occupier demand, advertised yields and speculative exit prices should be treated cautiously.
If you are considering a Dubai property investment, IMORRA can begin with a short, objective-led comparison of ready and off-plan options, showing the acquisition cost, expected cash flow, key risks and plausible exit routes for each shortlisted property.
